Choosing our territories
We turn down more projects than we sign.
The price of a square metre, the time it takes to process a permit, the availability of a carpenter: everything is local, and nothing can be managed from afar.

Our six territories were chosen for one simple reason: we have a proven network of contractors there, day-to-day experience of the planning rules and a knowledge of the land that comes before the adverts. Here, we commit to a contractual deadline.
Elsewhere, we decline. It is the only promise worth making: to accept fewer projects so as to miss none.

Method
What you will read about each territory.
Each territory page sets out the same things: what the land allows, what the rules impose, with which materials and which contractors we respond, and what budget per square metre we actually see.
These ranges come from our signed contracts, Signature finish, excluding land and taxes. They do not replace a study: they save you six months spent on a false assumption.
To gauge a specific programme, the project estimator gives it a rank and a timetable, against the same benchmarks. For design, the Atelier for architecture and planning prepares the permits. And to judge on the evidence, our delivered projects are sorted by territory.
