We begin with the land.

Land search and feasibility study. Our head of land development finds the rare plot; we check planning, orientation and budget before you commit to anything.

Then we design it.

Architecture, bespoke drawings and 3D modelling. You walk through the house before the first spade goes in — volumes, light, materials. Building permits and approvals secured by our planning lead.

A single point of contact.

Complete project management, every trade. Fourteen crafts coordinated, weekly quality checks, photo reports. You have one number to call, and it belongs to a founder.

Craftsmen, not subcontractors.

High-end construction and fit-out. Marble masons, cabinetmakers and metalworkers chosen one by one, covered by the ten-year warranty, with us for a decade. This is where a beautiful house becomes an exceptional one.

Down to the last centimetre.

Interior design, bespoke furniture and decoration. Art direction, materials chosen in the workshop, joinery drawn around the way you live. Nothing comes out of a catalogue.

We hand you the keys. Then we stay.

Turnkey handover, then five years of after-care concierge — and seasonal rental management if you wish. Twelve projects a year, never more, so that each one receives this attention.

    Thirty minutes with a founder, by video or in person. Asset review, budget estimate, investment advice.

    Feasibility study

    Land, planning, ambition. An answer within 21 days, with a brief and an outline budget.

  3. 03

    Design & 3D modelling

    Plans, volumes, light. Photorealistic 3D visualisation and planning applications secured early on.

  4. 04

    Choosing the materials

    Marble, wood, brass. Guided workshop visits with our partners in Italy, France and Switzerland.

  5. 05

    Project management

    All trades coordinated, weekly quality checks, regular reporting with photographs and updated drawings.

  6. 06

    Handover & finishing

    Furniture, decoration and landscaping. The keys to a home ready to live in, with the project book.

    After-care concierge

    Five years of support after handover. Seasonal rental management and luxury concierge on request.

Budgets, guarantees, confidentiality, timing: the answers we give when we meet.

Our signature programmes start from €2m for a new build and €800k for a major renovation. For more conventional projects, our sister company Invest Travaux delivers quality renovation with excellent value for money.

Lake Annecy and Haute-Savoie, Lake Geneva (Geneva, Vaud, Chablais), Megève, Courchevel and the Three Valleys, the French Riviera (Cap Ferrat, Èze, Saint-Tropez) and Saint-Barthélemy. A Geneva office opens in early 2027; until then, Lake Geneva projects are run from our office in Faverges-Seythenex, one hour from Geneva. Other destinations are considered case by case, by invitation.

A transparent fee policy: a 12% commission paid directly by our partner craftsmen, at no extra cost to the client. Our services include architecture and drawings, 3D modelling, management of all trades, bespoke furniture, landscaping and seasonal rental management.

From the first meeting to the handover of the keys, allow 18 to 30 months for a new build, including 11 to 20 months on site. A major renovation takes 9 to 18 months depending on the floor area and the heritage constraints.

Absolutely. We offer both integrated design and, for fellow architects, construction-stage project management, in France and in Switzerland.

Our partner companies hold professional liability insurance and the French ten-year structural warranty (garantie décennale); Invest Prestige provides owner’s insurance, continuous reporting and five years of after-care concierge after handover.

A non-disclosure agreement signed at the first meeting. Addresses anonymised on every document, no photograph or public reference without the owner’s written authorisation.
