Invest Prestige designs, builds and renovates villas, chalets and private residences, from Lake Annecy to Saint-Barthélemy. A close-knit team, a written method, and a single point of contact from the first meeting to the fifth year.

Chronicle 2016 — 2027

From an address book of craftsmen to a house of signature programmes.

Ten years told as a story, not as a list of dates: each stage was prompted by a particular build, and each left behind a rule we still apply.

The journey

It all began with Invest Travaux, our first company dedicated to complete renovation in Haute-Savoie and Savoie. Project after project, we built a solid reputation thanks to a personal approach and a network of qualified craftsmen we had vetted ourselves, site after site.

Towards the exceptional

Building on that success, we felt the need to go further. That is how Invest Prestige was born: a branch dedicated to high-end projects, as a turnkey service, with exclusivity, luxury and attention to the smallest detail as its sole guiding principles.

  1. 2016

    Invest Travaux, the beginning

    It all starts with a company doing complete renovations in Haute-Savoie and Savoie. No brochure, no ready-made network: an address book of craftsmen filled in site after site, and a rule the house has never dropped since — we only recommend what we have seen work with our own eyes.

  2. 2018

    Talloires, the first prestige villa

    A designer villa facing Lake Annecy. Dedicated drawings, signature materials, full project management: bespoke stops being an option and becomes the house’s signature. The site also sets the reporting discipline that would later become contractual.

  3. 2022

    Lake Geneva joins the map

    The Lake Geneva region and its Franco-Swiss clients come within our remit. Two regulatory cultures now live side by side in the same files — RE2020 on one side, SIA 380/1 on the other — and the house learns to have its projects validated on both sides of the border.

  4. 2024

    Invest Prestige is born

    A branch entirely dedicated to the high end, as a turnkey service. The same year, the Annecy project receives the Departmental Architecture Prize and the Effinergie Construction label: proof that aesthetic ambition and energy ambition are not at odds.

  5. 2025

    First site in Saint-Barthélemy

    Alpine standards carried over to the French West Indies: maritime logistics, hurricane resistance, imported and acclimatised planting. The schedule is now measured in container rotations as much as in weeks on site.

  6. 2026

    Signature programmes, from the Alps to the sea

    Megève, Courchevel and the French Riviera brought together under one art direction, with five years of after-care concierge. Three destinations, one score — and a single point of contact from the first meeting to the fifth year.

  7. 2027

    An office in Geneva

    In early 2027 the house opens an address in Geneva. Projects in the canton, on La Côte and on the Vaud Riviera are overseen from the city, a few minutes from the sites and from the authorities that review them — without changing the rule of a single point of contact.

These commitments are detailed in our terms of sale, whose article 2 requires every partner company to hold professional liability insurance and the ten-year warranty before any introduction.

    A tailored study, a detailed brief, architectural drawings made for a single place and a single client. You see your spaces before they exist.

  • 3D modelling

    The design office renders volumes, light and materials in photorealistic images. Every room, every shade and every atmosphere is decided before the first tool is lifted.

  • High-end construction

    Hand-picked craftsmen held to written standards of quality and finish. Owner’s insurance and the contractors’ ten-year warranty, for complete peace of mind.

  • Site management

    Weekly quality checks, written reports, photographs and updated drawings. Progress can be followed from a distance, week after week, without having to ask.

  • Turnkey

    From the first sketch to the handover of the keys, a single point of contact orchestrates everything — from Lake Annecy to Geneva, from the canton of Vaud to Saint-Barthélemy.

  • Decoration and furnishing

    Interior design, furniture designed or selected piece by piece, final styling. The place is delivered lived-in, not merely finished.

Contemporary villas designed for a single place, from Lake Annecy to the canton of Vaud, by way of Megève and Courchevel.

Design and construction of contemporary villas or architectural extensions, built to last as much as to be passed on.

The latest technologies: switchable glass, advanced home automation, controlled underfloor heating, roof-integrated solar panels.

Renovating villas and apartments

The complete transformation of an existing property, respecting the soul of the place and the rules that apply to it.

Major renovation of apartments, villas and character houses: each intervention respects the history of the place while bringing in a restrained modernity.

Design, item-by-item costing and coordination of the trades, with the same craftsman from the start to the end of each package.

Planning applications secured: declarations of works, building permits and other authorisations seen through to completion.

Seven stages. No improvisation.

From the confidential meeting to after-care concierge, every project follows the same score — written, dated and checked. At any moment you know where yours stands.

  1. Stage 01: Confidential meeting

    Thirty minutes with a founder, by video or in person. Asset review, budget estimate, investment advice.

  2. Stage 02: Feasibility study

    Land, planning, ambition. An answer within 21 days, with a brief and an outline budget.

  3. Stage 03: Design & 3D modelling

    Plans, volumes, light. Photorealistic 3D visualisation and planning applications secured early on.

  4. Stage 04: Choosing the materials

    Marble, wood, brass. Guided workshop visits with our partners in Italy, France and Switzerland.

  5. Stage 05: Project management

    All trades coordinated, weekly quality checks, regular reporting with photographs and updated drawings.

  6. Stage 06: Handover & finishing

    Furniture, decoration and landscaping. The keys to a home ready to live in, with the project book.

  7. Stage 07: After-care concierge

    Five years of support after handover. Seasonal rental management and luxury concierge on request.

What we are asked most often.

Budget, geographical scope, fees, timing, guarantees and confidentiality: the seven questions raised at almost every first meeting.

What is the minimum budget to work with Invest Prestige?

Our signature programmes start from €2m for a new build and €800k for a major renovation. For more conventional projects, our sister company Invest Travaux delivers quality renovation with excellent value for money.

Which areas do you work in?

Lake Annecy and Haute-Savoie, Lake Geneva (Geneva, Vaud, Chablais), Megève, Courchevel and the Three Valleys, the French Riviera (Cap Ferrat, Èze, Saint-Tropez) and Saint-Barthélemy. A Geneva office opens in early 2027; until then, Lake Geneva projects are run from our office in Faverges-Seythenex, one hour from Geneva. Other destinations are considered case by case, by invitation.

What do your services cost, and what do they include?

A transparent fee policy: a 12% commission paid directly by our partner craftsmen, at no extra cost to the client. Our services include architecture and drawings, 3D modelling, management of all trades, bespoke furniture, landscaping and seasonal rental management.

How long does a high-end build take?

From the first meeting to the handover of the keys, allow 18 to 30 months for a new build, including 11 to 20 months on site. A major renovation takes 9 to 18 months depending on the floor area and the heritage constraints.

Do you work with the architect of my choice?

Absolutely. We offer both integrated design and, for fellow architects, construction-stage project management, in France and in Switzerland.

What guarantees do you offer?

Our partner companies hold professional liability insurance and the French ten-year structural warranty (garantie décennale); Invest Prestige provides owner’s insurance, continuous reporting and five years of after-care concierge after handover.

How do you guarantee the confidentiality of the project?

A non-disclosure agreement signed at the first meeting. Addresses anonymised on every document, no photograph or public reference without the owner’s written authorisation.
