Our reading of the territory

What the island asks of a villa.

Our international destination. Since 2025 we have been designing biophilic villas in Saint-Barthélemy, with structures engineered to withstand category 5 hurricanes while opening fully to the trade winds.

Our international destination. Since 2025 we have been designing villas here that open entirely to the trade winds, yet whose structure is engineered for a category 5 hurricane. The two requirements do not conflict: they are drawn together.

Irma (2017) redefined building on the island: reinforced concrete structures anchored to the rock, roofs with low wind exposure, integrated hurricane shutters, self-sufficient water storage and energy.

Our villas follow the barefoot-luxury principle: through-spaces open to the sea, pools that extend the horizon, native planting that gives shelter from the sun and from view.

All logistics run through the port of Gustavia: we consolidate materials in containers from mainland France and Italy, with a reverse schedule set by the shipping rotations.

The land

Pointe Milou, Lurin, Camaruche, Gouverneur: plots sit on the flanks of hills, steep and with rock close to the surface. Anchoring to the rock, access and rainwater management set the budget long before the living area does.

The way we build

Reinforced concrete anchored to the rock, a roof with low wind exposure, hurricane-rated laminated glass and shutters built into the reveals. Inside, ipe, teak and coral stone, marine bronze for all the ironmongery — salt forgives no compromise on alloys.

Life in the house

Through-spaces open to the sea, a pool that extends the horizon, native planting that provides both shade and privacy. Barefoot luxury comes down to little: a breeze that passes through, a floor that does not burn, filtered light.

Materials & permits

What we use, what we get permitted.

Hurricane resilience cannot be seen: it lies in the load paths, the anchoring and the glazing. It takes nothing away from the openness to the sea — it makes it last.

Contractors and logistics

Structural work and steel frames by contractors based on the island, hurricane-rated joinery and marble consolidated in containers from mainland France and Italy, furniture shipped last. Everything passes through the port of Gustavia: the site schedule is built in reverse, from the shipping rotations.

What we handle for you

  1. Local planning code of the Collectivity
  2. Category 5 hurricane resilience
  3. Sea logistics via Gustavia
  4. Self-sufficient water & energy

The Collectivity’s code, and the lessons of Irma

Saint-Barthélemy is an overseas collectivity with its own planning code: rules on footprint, height and colour are set locally, and permits are processed in Gustavia. Since Irma in 2017, structural requirements have been redefined: anchoring to the rock, design for extreme wind, systematic protection of openings. As the island has neither a usable water table nor an extensive grid, each villa carries its own cistern, treatment plant and solar production with storage. We prepare the application locally and have the calculations verified by a structural engineering firm approved for hurricane zones.

Application prepared by our Planning & Architecture team before any work is committed.

Frequently asked questions

Building in Saint-Barthélemy, in practice.

Budget, timing, permits, materials: the six questions we are always asked, with the figures for this territory.

What budget should I plan for a villa in Saint-Barthélemy?

New construction in Saint-Barthélemy costs €8,200 – 13,500/m² excl. VAT, Signature finish. For a reference programme of 300 m², that means a budget of €2,730,000 to €4,615,000, including architect, engineering and insurance fees. The Prestige and Palace finishes add 22% and 50% respectively to the base. Our brokerage commission is paid by our partner contractors: it is never passed on to the client.

How long does it take to build in Saint-Barthélemy?

Allow 4 months of design and 3D modelling, 12 months of permit processing — the usual timescale for this territory — then 17 months on site for 300 m². That is about 34 months between the first meeting and the handover of the keys. We commit to this timetable in the contract: 100% of our projects have been delivered on time.
